Off-plan property can qualify, provided the project is from an approved developer and the required payment threshold has been met. Mortgaged property can also qualify, subject to the bank issuing a no-objection letter and the required equity being in place. Both cases add paperwork rather than blocking the application.

Your spouse and children can be included as dependants, and there is no upper age limit for sons under this route in the way there is on a standard sponsorship. Domestic staff can also be sponsored under the primary holder.

The delays we see are almost never about eligibility. They are about documents: an unattested marriage certificate, a birth certificate without the right legalisation stamp from the country of origin, or a passport with under six months of validity. We start every visa file with a document audit for exactly this reason.

Once approved, expect the medical fitness test, biometrics and Emirates ID issuance to run in sequence over a matter of days rather than weeks. Plan to be in the country for that window — it is the only part of the process that cannot be handled remotely.
