Buying & Investing

Yes. Overseas buyers can own freehold property outright in designated freehold zones such as Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay and Dubai Hills Estate. You do not need to be a resident to purchase, and there is no annual property tax on what you own.

Budget roughly 6–7% of the price for a ready property: 4% Dubai Land Department transfer fee, around 2% agency commission, plus registration trustee and title-deed charges. We provide a written cost sheet before you commit to anything.

Off-plan offers payment plans, a lower entry price and construction-period growth, but no income until handover. Ready property earns rent immediately. If you need cash flow now, buy ready; if you are building capital over three to five years, off-plan usually wins.

Yes, several UAE banks lend to non-residents, typically up to 50–60% of the property value with proof of income. We introduce you to the lenders currently offering the strongest terms for your nationality and income profile.

Visas & Residency

The property route requires property valued at AED 2 million or more. This can be a single asset or a combination, and off-plan or mortgaged property can qualify subject to conditions. Below that threshold, a 2-year investor visa may still be available.

With complete, correctly attested documents, most files complete within four to eight weeks including medical, biometrics and Emirates ID. Missing attestations from your home country are by far the most common cause of delay.

Yes. Your spouse and children can be sponsored as dependants under your Golden Visa, and domestic staff can be sponsored under the primary holder.

The Golden Visa does not carry the six-month absence rule that applies to standard residency visas, which is one of the main reasons investors choose it. We confirm current requirements at the time of your application.

Holiday Homes & Stays

Most of our residences take a minimum of two nights, extending to three or four nights over peak periods such as New Year and Eid. Monthly rates are available on every unit and offer significant savings.

Full furnishing, linen and towels, utilities, high-speed Wi-Fi, building amenity access such as pool and gym, mid-stay housekeeping on longer stays, and a 24/7 contact number for anything you need.

Yes. We hold the Department of Economy and Tourism permit, handle listings and dynamic pricing across the major platforms, manage guests and housekeeping, and report your revenue monthly. Most owners see a meaningful uplift over long-term rent.

Almost all of it. Viewings run by live video, contracts and Land Department transfers can be executed by power of attorney, and we send photo and video documentation at every stage. Only your visa medical and biometrics require you to be in the country.
