That is why every visa we handle begins with a document audit rather than a submission. We list what you need, the exact attestation each document requires in your home country, and the order to obtain them in. Missing home-country attestations are the single biggest cause of delay we see, and they are entirely avoidable with two weeks of foresight.
From there the file runs in sequence: application and entry permit, medical fitness test, biometrics, then Emirates ID. Only the medical and biometrics require you to be in the country, and we compress those into one short trip wherever possible.

The property route, explained
without a sales pitch
The property route to the 10-year visa requires a title deed value of at least AED 2 million, confirmed by Dubai Land Department valuation. One asset or a combination both qualify — which is why buying two AED 1.1 million units instead of one AED 2.2 million unit can quietly cost you the residency you bought for.
AED 2 million threshold
Measured on the Dubai Land Department valuation, not the price on the invoice. We check the gap before you commit, because they are not always the same number.
One unit or several
A combination of properties can be added together to reach the threshold — but the structure has to be right from the start, not corrected afterwards.
Off-plan needs care
Not every off-plan purchase qualifies at the point of sale. We tell you where a given route stands before you sign anything, in writing.
